Homeownership in West Grove
About our Homeownership Program
Habitat for Humanity of Chester County works in partnership with the USDA, volunteers, donors, and the entire Chester County community to build simple, decent, affordable homes for low-income families.
Habitat homes are not free; homeowners will have a 502 loan with the USDA. Interest rates will depend on market value but are significantly lower than traditional lender rates. There is a second mortgage with Habitat for Humanity that is not paid until the homeowner sells their home.
We ask each adult partner family member to complete at least 50 hours of “sweat equity” helping to build their neighborhood or other Habitat for Humanity Homes.
We are currently looking for partner families for homes we are building and rehabbing in West Grove.
**Please note that the application process for our West Grove properties is a partnership between Habitat for Humanity and the USDA and is NOT the same process.
To qualify for our program:

You must be within the income limits and cannot get a loan by conventional means. The size of the household determines the range of income needed to qualify for a home. The income ranges are below:
1-4 person home: $45,900-$91,750
5-8 person home: $61,950-$121,150

Hold US citizenship or permanent resident status

Unable to purchase a home through any other means

Must have a fairly clean credit report or be able to speak to any damaging items on the report

Applicants should access their free credit report at www.annualcreditreport.com and contact a credit counselor to clear any negative remarks

Credit score needs to be around 640 or higher

No bankruptcies allowed in the past 7 years

Household debt to Income ratio should be 41% or less
-
No outstanding liens or judgments
-
No felonies present on a nationwide background check

Agree to complete a minimum of 50 hours of volunteer time (known as “Sweat Equity”) prior to closing on your home

Agree to complete a series of homeownership workshops

Agree to maintain your Habitat home in a manner that reflects pride in homeownership
How to Apply:

Completed applications should be sent to PO Box 1452, Coatesville, PA 19320.

You will need to provide copies of all of the documents listed on the check list with your completed application. No documents will be returned – only copies will be accepted!

If you do not provide all of the documentation, your application will be marked as incomplete and will not be reviewed further.
After you submit your application:

Your application will be reviewed within 30 days of receipt

You will be contacted by the Community Program Director to let you know if your application will be sent to the USDA for review

If your application is being sent to the USDA, it will be reviewed within 60 days of receipt
