Construction Update: September 2023

Habitat for Humanity of Chester County is excited to share the latest updates on our ongoing projects, all of which are made possible by the generous support and hard work of our donors, volunteers, and staff. So far, in 2023, we’ve completed five homes, with nine more in progress. We have also completed four critical home repair projects, with six more in progress. Here's a snapshot of the progress we've made in various locations:

West Grove, Phase IV: We are making great strides in Phase IV, with pre-insulation wiring nearing completion. We are diligently rallying volunteers to join us for the final stretch of work on that phase. The Township has given their approval to move forward with additional work on the retention basins, setting the stage for an upcoming Phase V.

Rehabilitation of the Home on Edgehill Ave in West Grove: We are moving forward with LAM beam sizing. Plumbing and sewer lines are now in place, bringing us closer to the finish line. Following substantial completion, an appraisal of the home's value is on the horizon. We are eager to turn this house into a beautiful home!


Coatesville Update: In Coatesville, we are reaching the culmination of our efforts in the Cambria Terrace community. Four homes are in their final stages of completion, pending PECO's utility hook-up. The City of Coatesville has also given us the green light to build on properties at Coates and Lumber Streets, with groundbreaking expected in October.

Foundry St Property: The Foundry Street property is comprised of two lots. The lower lot consists of 7.7 acres, and the upper lot consists of 37 acres. The survey and design for the stormwater management system is underway, ensuring environmental sustainability and responsible development of the lots. This project alone will provide safe, affordable homeownership to potentially over 40 families.

Home Repair Program across Chester County: Affordable homeownership isn’t just about building new homes. It’s also about helping families live in safe and well-maintained homes, revitalizing neighborhoods, building community connections, and preserving affordable housing for generations to come.


We’ve completed four home repair projects; two projects are in progress, with four more waiting to be completed. In addition, 25 more projects have been identified. These families and individuals need their homes repaired or modified to allow them to continue living in their homes safely and independently.

According to research conducted by Harvard's Joint Center for Housing Studies (JCHS) , the estimated annual income required to afford the costs of median homeownership comfortably has surged by a staggering 20%, now standing at $117,000. This figure is significantly higher than the national median income for renters, creating an ever-widening gap between those who can achieve the security and stability of homeownership and those who cannot.
